PROJECT PLANNING & DESIGN COORDINATION

The conceptual stage provides an opportunity to maximize the successful outcome of the project. The decisions made in the conceptual stage, and an excellent understanding of the clients’ design brief provides the greatest influence over the project objectives. We can provide the following services:

  • Preparation of scoping documents for the design team;
  • Strategic planning and high-level cost plans;
  • Preparation of design consultant agreements;
  • Coordination and management of design documentation; and
  • Preparation of documentation for development applications.

COST PLANNING

Cost planning is crucial to ensuring the clients’ brief is understood and is being translated into the design as it is developed. Effective cost planning is beneficial to the client in multiple ways and to the overall outcome of the project.

  • In house Estimating / Quantity Surveying;
  • Engagement of consultant Quantity Surveyors & Contract Administrators;
  • Project budgeting and cash-flows;
  • Procurement advice; and
  • Final project pricing and cost reporting.

DESIGN MANAGEMENT

Effective design development transforms the concept into coordinated working drawings and specifications suitable for construction. It ensures the design of the project is within budget and can be achieved within the required timeframe. We can provide the following services:

  • Development and finalization of design documentation;
  • Design coordination of all disciplines;
  • Risk assessment and design reviews; and
  • Engagement of expert consultants to carry out peer reviews.

PRECONSTRUTION

Before construction commences, effective planning and procurement will ensure that the project runs as efficiently as possible, minimizing delays and waste. Our experience in the local construction market will provide certainty for the successful delivery of the project. Our procurement model for this contract would include both local and international specialist subcontractors and suppliers. We can provide the following services:

  • Preparation and issue of trade packages for pricing;
  • Technical and commercial evaluation of tenders;
  • Make recommendations for trade packages;
  • Negotiations with subcontractors and suppliers to ensure best possible pricing;
  • Programming and procurement management;
  • Procurement of specialist or overseas trades; and
  • Preparation of subcontractor documentation.

CONSTRUCTION PHASE

With our expertise, wealth of knowledge and experience we provide our clients with peace of mind and confidence throughout the construction phase. We are committed to making sure that the project is constructed to the agreed programme, budget and quality, with safety in mind. We can provide the following services:

  • Expert project management;
  • Contract administration services;
  • Programme management;
  • In house structural and services engineers;
  • Training and upskilling of labour work force;
  • Management of subcontractors and labour; and
  • Cost and cash flow reporting.

PROJECT COMPLETION

Prior to completion of physical construction, we work very closely with all stakeholders to ensure that the project deliverables have been successfully met and that all obligations under the contract have been completed.

We can provide the following services:

  • Testing and commissioning of all services;
  • Defect schedule and management of rectification;
  • Preparation of operation and maintenance manuals;
  • Obtaining local authority approvals; and
  • Subcontractor final accounts and settlements.

POST COMPLETION & FACILITIES MAINTENANCE

Once the project has been handed over, we can facilitate the preparation of a concise maintenance plan and schedule for the client. Correct maintenance of facilities beyond the defect liability period is essential to the life and quality of the building, and to make sure that warranties provided during the project remain binding.

We can provide the following services:

  • Preparation of maintenance manuals and schedules;
  • Provide maintenance contractors;
  • Provide training in specialist systems to local maintenance crews;
  • Organization of ongoing certification and testing; and
  • Cost planning for facilities maintenance.
